Loan Example 1
Lesley is a business owner in Oxnard, CA. She decides to buy a new building for her business but she isn't able to get a conforming loan from her bank due to her low credit rating. She turns to Niche Capital Advisors for a commercial private money loan in order to close the acquisition. The list price of the new building is $380,000 and the lender agrees to fund 55% of the purchase price (the loan to value / "LTV"), or $209,000. The remaining $171,000 will have to be paid by the borrower when the sale is closed. The parameters of the loan include a 12 month term, a 11% rate of interest, and 2 origination points paid by Lesley at the closing. Lesley will have to pay the origination fee of $4,180 and she will then start to make the monthly payments in the amount of $1,916 ($209,000 principle x 11% interest / 12 months per year). She can pay off the note early if she chooses because there is no pre-payment penalty but she will be responsible for paying off the original principle whenever she closes the loan.
