Loan Example 1
Shelby finds a house in Cos Cob, CT to renovate and sell. Since she doesn't have enough cash to buy the $160,000 project outright, she takes out a private money loan from Andreadis Capital. Since the lender agrees to a 60% loan to value, Shelby will have to put 40% down so the amount of the loan will be $96,000. The loan is interest-only, with monthly payments, and is for 6 months at 12% interest with 4 origination points paid when the deal closes.
On top of the $3,840 origination fee, Shelby will also have to fund $64,000 of the purchase with her own funds, or 40% of the purchase price. After the loan is closed and Shelby takes on the project, she will need to begin making monthly payments of $960 to the lender ($96,000 principle x 12% / 12 months). If Shelby achieves her goal of a $224,000 total sales price at the end of the loan term, she would collect a gross profit of $54,400 after repaying the principle amount and deducting the cash she contributed at closing, the origination points, and the total monthly interest payments.
