The following loans are for education purposes only. They do not represent actual loans executed by Dan The Loan Man.
Loan Example 1
Timothy closes on a $350,000 renovation project in Las Vegas, NV, using a fix-and-flip loan from Dan The Loan Man. The borrower will be required to contribute 25% of the purchase price in cash to the closing based on a 75% loan-to-value stipulated by the lender. This makes the principle note from Dan The Loan Man $262,500. The terms of the loan also stipulate a four percent origination fee that is to be paid at the closing and a 12 month, interest-only note with a 14% rate of interest.
On top of the $10,500 origination fee, Timothy will also fund $87,500 of the purchase with his own funds, or 25% of the purchase price. Once the deal is executed and Timothy takes over the project, he will have to begin making monthly payments of $3,063 to the lender ($262,500 principle x 14% / 12 months). If Timothy sells the renovated house for $455,000 at the end of the 12 month term, his total profit (not including rehab expenses) would be $57,750. This is computed by taking the purchase price ($455,000) and subtracting the original principle ($262,500), the origination cost ($10,500), the funds he brought to closing ($87,500), and the total interest expenses ($36,750).
Loan Example 2
Dan The Loan Man issues a private money loan to Rose for a rehab project in Las Vegas, NV. The loan dictates the following:
a) A $400,000 sales price, b) a 85% loan to value (LTV), c) a 18 month term, d) a 13% interest rate, and e) a 5% origination fee.
Rose plans to list the house when the note expires for $480,000. If she accomplishes her goal, the outcome would be the following:
$480,000 sales price
- $340,000 principle on note (85% LTV)
- $60,000 down payment (15% on 85% LTV)
- $17,000 origination points (5% of the $340,000 principle amount)
- $66,300 interest payments (18 months x 13% interest)
