Loan Example 1
Louis finds a duplex in Los Angeles, CA to flip and re-sell. Since he doesn't have enough cash available to acquire the $390,000 house outright, he decides to take out a hard money loan from Sun Pacific Mortgage & Real Estate. The borrower will be required to fund 50% of the purchase price in cash to the closing based on a 50% loan-to-value stipulated by the lending company. This makes the loan principle from Sun Pacific Mortgage & Real Estate $195,000. The parameters of the loan dictate a 11% note for 18 months. They also stipulate a 2 point origination fee, that will also have to be paid at closing.
Louis will have to bring $195,000 at closing (50% on the 50% loan-to-value), plus he will need to pay the $3,900 origination fee. The monthly interest only payments will then total $1,788 to Sun Pacific Mortgage & Real Estate. Louis's plan is to complete the remodel by the end of the 18 months and re-sell it for $546,000. If he succeeds he will make a total profit of $119,925 ($546,000 sales price - $195,000 principle - $195,000 cash at closing - $3,900 origination fee - $32,175 in interest.
Loan Example 2
Sun Pacific Mortgage & Real Estate issues a private money loan to Roberto for a remodeling project in Los Angeles, CA. The deal includes the following:
a) A $180,000 purchase price, b) a 50% loan to value (LTV), c) a 18 month term, d) a 13% interest rate, and e) a 4% origination fee.
If Roberto achieves his goal of a $261,000 sales price, the numbers of the project would be as follows:
$261,000 sales price
- $90,000 loan principle (50% LTV)
- $90,000 down payment (50% on 50% LTV)
- $3,600 origination points (4% of the $90,000 principle)
- $17,550 interest payments (18 months x 13% interest)

So called "Lender" strung the borrower along till the bitter end, had them pay for a commercial appraisal, never had an investor to do their loan and left everyone high and dry at the closing table. Never could issue a term sheet and played lots of games at the 11th hour. Other clients have complained about the same problem on the internet and I would not waste your time or pay thousands for an appraisal, this so called Lender waits till the very last second to try and find an investor and will leave you empty handed and just walk away. Very unethical guy.
