The following loans are for education purposes only. They do not represent actual loans executed by Val Chris Investments.
Loan Example 1
Adam takes a fix and flip loan from Val Chris Investments in order to rehab a house to resale in Los Angeles, CA. The sales price of the house is $360,000. As the lender agrees to a 55% loan to value, Adam will be required to put 45% down so the total amount of the note will be $198,000. The deal also includes these features: 1) a 18 month length, 2) a 11% interest-only note, and 3) a two point origination fee.
In accordance with the terms of the note, Adam will be required to contribute a $3,960 origination fee plus 45% of the purchase price, or $162,000, based on the 55% LTV. The monthly interest-only payments will then total $1,815 to the lender. Adam 's intention is to finish the project by the end of the 18 months and resell it for $450,000. If he succeeds he will collect a profit of $53,370 ($450,000 price - $198,000 principle amount - $162,000 cash paid at closing - $3,960 origination points - $32,670 in interest.
Loan Example 2
Rafael takes out a hard money loan from Val Chris Investments in order to remodel a property to flip in Los Angeles, CA. The deal has the following terms:
