Loan Example 1
Ollie takes a loan from Magnolia Capital Partners in order to remodel a townhome to resale in Seattle, WA. The sales price of the house is $330,000. Since the lender sets a 55% loan-to-value, Ollie will need to put 45% down so the amount of the loan will be $181,500. The parameters of the loan also stipulate a one point origination fee that is to be paid at closing and a 12 month, interest only note with a 10% interest rate.
According to the terms of the loan, Ollie will need to pay a $1,815 origination fee in addition to 45% of the sales price, or $148,500, since there is a 55% LTV. The monthly interest-only payments will then be $1,513 to Magnolia Capital Partners.
